About

Built into the same river valley, on land now defined by trees and trails.

Kings Mills takes its name from the powder mills and the Peters Cartridge Company that once lined the Little Miami's banks — at its peak, one of the most complete ammunition works in the world. That industrial river town has since given way to quiet streets, protected woodland, and a school district families move here for. Riverwood Trails carries that history forward: a community built into the same river valley, on land now defined by trees, trails, and neighbors instead of mills.

“

This is a neighborhood residents actively choose to maintain — well-kept homes, consistent architectural standards, and shared green space that reflects the pride owners take in it.

Being part of Riverwood Trails means being part of that upkeep, and part of a community that looks, and feels, like somewhere special.

What's the process for getting approval for a home or yard change?

Complete a Design Review Application and submit it to the board — by email or mail — before starting any work. Include the type and nature of the improvement, color, dimensions, estimated cost, location, and a scale drawing showing placement relative to your lot lines and home. The Design Review Board reviews and approves each application.

Can I install a fence? If so, what kind is allowed?

Only wood split-rail fencing is approved by the board. All fencing and other exterior changes must be approved before work is started.

Where am I allowed to store my garbage cans?

Garbage cans must be concealed from public view using one of three options: inside your garage, up against the back of your house, or up against the side of your house with one approved screen or enclosure. Garbage cans are not allowed in the driveway or front of the house, except within 24 hours before or after your scheduled trash pickup. Any screen or enclosure needs Design Review Board approval before you install it.

Can I install a swimming pool? If so, what kind?

In-ground pools are allowed once the HOA approves your design plans and all local permits are issued. Above-ground pools that extend 12 inches or more above grade are not permitted. Hot tubs, saunas, and temporary, seasonal children's pools under 12 inches are fine — just remove seasonal kids' pools by Labor Day each year.

Can I paint my trim, door, and shutters a different color?

Yes, but the color must be pre-approved, and bold or exotic colors are not accepted.
